Annualized returns on Vancouver real estate

The below chart is a heatmap showing the annualized real (inflation-adjusted) returns for Vancouver real estate, according to the Teranet home price index. Overall, this shows that the return on investment definitely depends on when you buy and sell.

Each square on the chart indicates the return given the buying date shown on the left and the selling date shown at the top. Hover over or tap the square to see a popup with more information.

Note that this does not take into account any of the additional costs, including: mortgage interest, closing costs, property taxes, capital gains taxes, maintenance fees or repairs, insurance, etc. It also does not take into account potential cash flow from tenants in the property. Actual returns may be significantly different as a result.
